I have used Carol for five transactions, buying two houses, selling two houses and buying a town home. This is a description of buying my second home.
This was a difficult transaction. They seller had some unrealistic expectations and the selling agent was difficult to work with. Carol was able to manage all of the ups and downs of the transaction without impacting me as the buyer. We had two major loan snafus (changing of the initial requirements causing the loan to fall through and the addition of a road agreement that didn’t exist which had to be created and executed in less then 10 days) and Carol helped navigate through these difficult issues without as much as a hiccup. Rob is not only our personal real estate agent, he has become our friend and neighbor.
We first met him in early 2008 when the market was booming and real estate agents had more than enough business to keep them busy. At the time my husband and I were uneducated on what was involved with purchasing a home, had a very modest combined income, and were not even sure that purchasing a home was right for us. We called several real estate agents to explain our situation and ask them to show us a home we had found online. We must have gone through at least 5 agents who listened to our situation and then told us to go to the open house. Our only guess is that since we were young and cash poor that most agents didn’t think we were worth their time. Rob was the only agent who took the time to meet with us. He was the only agent who treated us like people instead of like a potential commission. He listened to our story, taught us the basics of purchasing a home, and showed us the house we were interested in(and then gently, but logically, explained to us why that particular house would have been a terrible fit for us).
He continued to work with us frequently throughout the summer months to help us find just the right little condo. He helped us work through the negotiations, endless paperwork, financing, etc. Eventually we had our own home. During this entire stressful process Rob was amazingly patient and professional with us. He has always emphasized the facts over opinions to help us come to the decisions that are right for us. What probably struck me the most about our work with Rob was his commitment to us before, during, and after our purchase. Long after we closed, we still called Rob for advice on everything from how to do repairs, to how to navigate our homeowner’s association. He has always taken the time to listen to us and give his advice.
So much so, that when my husband and I were ready to settle into a bigger house to start a family we instinctively called Rob to sell our condo / help us find our new home. At that time the market was down and selling our condo was not going to be easy. However, Rob dove right in and arranged everything including paint, staging, great photography, market analysis, and more. He spent hours poring over the comps to make sure we were comfortable that the asking price we set was the highest we could expect to sell our home for. Three years ago my husband and I decided it was time to buy a house, our family was busting at the seams in our little condo and we were ready… we were nervous and really wanted to get the most out of our budget and Rob came highly recommended so we gave him a call… Right away I was impressed by how much he knew about the market, the history he knew about the particular house we were looking at, and how much I felt he cared that we ended up in a house perfect for our family. We saw several homes, and each time, Rob made sure that we knew what we would be getting into, listing pros and cons and ensuring we were aware of any potential issues with the house that could cost us a small fortune later. The house we ended up buying was actually a house we kept seeing online but I didn’t want to go see because the pictures were dark and it just looked like too much would need to be done to make it “ours”. We did go see it on Rob’s recommendation and originally I wasn’t sold, however, Rob helped us see the vision… the more I looked at it and the price I realized we were saving enough to re-do the floors (real hardwood) and give the house a fresh coat of paint. The house had good “bones”, so much character, in a great neighborhood and in a cul-de-sac with a BIG back yard and zero neighbors behind us… all things that we had listed as TOP priority on our wish list! Upon inspection he recommended that we use an inspector that had a special camera that can detect water damage and moisture, this type of inspection is more expensive but way worth it especially knowing the history of this house!
