Rob and Carol’s Full Service Plan For A 1% Listing Fee

Effectively presenting your home to the marketplace combines a number of factors; accurate pricing, professional preparation and professional marketing of your home. We provide each of these services to each of our clients:

Market Analysis: We have a two-step approach to providing you with a market analysis of your home. We like to meet with you at your home and have you walk us through it to point out updates, remodeling, unique and/or special features. We then go back to our office and search the NWMLS for the best, and most current, comparable properties. We have met with many appraisers over the years and know what they look at when appraise homes so we take that into consideration when providing a price for your home.

Professional Staging Consultation: We hire, and pay for, an interior designer to meet with you at your home and provide you with highly-focused, specific advice and suggestions for each room in your home. In addition, a walk of the property will be done and specific suggestions made for improving curb appeal and buyer interest. You will be provided with a written report that includes all suggestions.

Professional Photography: Once your home is prepared, we hire, and pay for, a professional photographer to photograph your home. The day your listing goes live on the Northwest Multiple Listing Service, is the day you have your first “open house”. This is because almost all buyers now are looking at homes online and their first impression is the photos that are attached to your listing. We also use the photos to create the print materials, virtual tour and personal web site so we need to have high quality, professional photos.

Marketing Board for Yard Sign: In addition to a personalized Home Team Real Estate sign, we create a custom marketing board that is attached to the sign post. The marketing board contains photos of your home and a description of your home’s features. It is truly a “never out” flyer box!

Color Flyers: All listings have full color flyers for the flyer box and for use at open houses.

MLS and Internet Syndication: All brokers enter your listing into the Northwest Multiple Listing Service. We go beyond that to increase buyer awareness of your home by listing your home on the most popular real estate sties including Realtor.com and Zillow.

Home Virtual Tour: A custom virtual tour showcases your home on every web site that allows them and on YouTube, which has become the fastest growing web site where buyers are looking at homes for sale.

Individual Property Web Site: We create a multi page custom web site with a unique URL that features only your home. We add a sign rider to the post in your yard with the URL so people can easily pull up your home’s photos and information.

Showing Feedback: We put a system in place so when a broker accesses the key box on your home, a survey is sent to the broker asking what they, and their clients, think about your home. You will be given a private portal that enables you to see the list of showings, view feedback, review statistical reports and more.

Broker’s Opens and Public Open Houses: We believe in Broker’s Opens and Public Open Houses. Both of these allow unobstructed viewings of your home. Many buyers begin shopping for a home long before they have selected a broker and go to open houses as a way to start narrowing down what they are looking for in a home. Brokers who say open houses don’t work are brokers who don’t want to work on Sundays.

These are the things we do to get your home sold for the highest price and for the terms that are most important to you. And we do this for a 1% listing fee that will save you thousands of dollars.

We charge a 1% Listing Fee and recommend that you offer the broker who brings the offer on your home a 3% Selling Fee for a total Commission Fee of 4% vs the traditional 6% commission structure typically charged by the big box companies.
